Each state has different rates, thresholds, and first home buyer rules — select your state below.
Buying a car, not a house? Stamp duty on a vehicle is a separate charge with its own rates — use the car stamp duty calculator for ACT.
Paying more to buy in a school zone? The premium raises your stamp duty too — the school zone or school fees calculator weighs it against 13 years of private school fees.
Yes. It covers new and established homes and vacant land to build a home on. From 1 July 2026 there is no price cap and no income test, so eligible buyers pay no duty at any price. Every buyer must be 18 or over, no buyer or partner can have owned property in the past 5 years, and at least one buyer must live in the home for at least a year, starting within a year of settlement (or of the certificate of occupancy, for vacant land).
Not if they qualify for the Home Buyer Concession Scheme. From 1 July 2026 eligible buyers pay no duty at any price, and there is no income test. The scheme is not only for first home buyers: anyone who has not owned property in the past 5 years can qualify. Before 1 July 2026 it had a $1,020,000 price cap and an income limit of $250,000, plus $4,600 for each dependent child up to five.
For a home you will live in, $22,158: $19,208 plus $5.90 per $100 over $750,000. For a property you will rent out, $25,150. A buyer eligible for the Home Buyer Concession Scheme pays nothing.
Possibly not. From 1 July 2026 the ACT exempts owner-occupiers who buy a newly built, unit-titled home, and the off-the-plan unit exemption no longer has a price cap. Conditions apply and the calculator does not model these exemptions, so check them with the ACT Revenue Office.
No. Unlike NSW, Victoria, Queensland, WA and SA, the ACT charges foreign buyers no extra duty. Foreign owners pay a land tax surcharge of 0.75% of the land value each year.
On top of conveyance duty, budget for the fees to register the transfer and the mortgage, conveyancing, a building and pest inspection, and lender fees. The calculator starts with estimates for each, including $1,500 for conveyancing and $600 for an inspection. Replace them with your own quotes.
