Calculate stamp duty for any state

Each state has different rates, thresholds, and first home buyer rules — select your state below.

Buying a car, not a house? Stamp duty on a vehicle is a separate charge with its own rates — use the car stamp duty calculator for NSW.

Paying more to buy in a school zone? The premium raises your stamp duty too — the school zone or school fees calculator weighs it against 13 years of private school fees.

NSW stamp duty FAQ

How much stamp duty do first home buyers pay in NSW in 2026–27?

Eligible first home buyers pay no transfer duty on a new or existing home worth up to $800,000. Between $800,000 and $1,000,000 they pay reduced duty, which reaches full duty at $1,000,000. Vacant land bought to build a first home is duty-free up to $350,000, with reduced duty under $450,000. A buyer of a new home worth up to $600,000 may also get the $10,000 First Home Owner (New Homes) Grant.

What is the stamp duty exemption threshold for first home buyers in NSW in 2026–27?

It is $800,000 for a new or existing home and $350,000 for vacant land. Reduced duty applies under $1,000,000 for a home and under $450,000 for vacant land. These limits have applied to contracts signed since 1 July 2023.

Can I get a stamp duty exemption on a $900,000 property in NSW as a first home buyer?

Partly. At $900,000 you get reduced duty, not a full exemption. Standard duty on $900,000 is $34,687 for a contract signed in 2026–27. An eligible first home buyer pays $19,594, a saving of $15,093. The saving shrinks as the price rises and ends at $1,000,000.

How much stamp duty do I pay on an $800,000 property in NSW?

$30,187 for a contract signed from 1 July 2026: $11,602 plus $4.50 per $100 of the price over $387,000. An eligible first home buyer pays nothing. A foreign buyer also pays the 9% surcharge, which is $72,000 at this price.

Does the NSW first home buyer exemption apply to newly built homes and vacant land?

Yes. New and existing homes share the same limits: no duty up to $800,000 and reduced duty under $1,000,000. Vacant land bought to build a first home has its own limits: no duty up to $350,000 and reduced duty under $450,000. Duty on vacant land is charged on the land price, not the cost of building.

Can first home buyers choose an annual property tax instead of stamp duty in NSW?

No, not on a new purchase. That option, First Home Buyer Choice, closed on 1 July 2023. It was open to contracts signed from 16 January to 30 June 2023. Buyers who opted in then keep paying the annual property tax until they sell.

Do foreign buyers pay extra stamp duty in NSW?

Yes. Foreign buyers of residential land pay surcharge purchaser duty of 9% of the price, on top of standard transfer duty. The rate rose from 8% on 1 January 2025. On a $1,000,000 home that is $39,187 in transfer duty plus $90,000 surcharge, $129,187 in total. Foreign owners also pay surcharge land tax of 5% of the land value every year, with no tax-free threshold. On land valued at $500,000 that is $25,000 a year.

What are the total upfront costs when buying in NSW?

On top of stamp duty, budget for the fees to register the transfer and the mortgage, conveyancing, a building and pest inspection, and lender fees. The calculator starts with estimates for each, including $1,500 for conveyancing and $600 for an inspection. Replace them with your own quotes.
