Calculate stamp duty for any state

Each state has different rates, thresholds, and first home buyer rules — select your state below.

Buying a car, not a house? Stamp duty on a vehicle is a separate charge with its own rates — use the car stamp duty calculator for SA.

Paying more to buy in a school zone? The premium raises your stamp duty too — the school zone or school fees calculator weighs it against 13 years of private school fees.

SA stamp duty FAQ

Is there a first home buyer stamp duty exemption in South Australia?

Yes, for new homes. A first home buyer pays no stamp duty on a new home, an off-the-plan apartment or vacant land to build a home on, at any price, for contracts from 6 June 2024. Established homes get no first home buyer relief, so standard rates apply. A first home owner grant of up to $15,000 is available for a new home. For contracts from 13 February 2025 the relief does not cover the 7% foreign ownership surcharge.

Does SA stamp duty differ between existing homes, new builds, and vacant land?

The same rates apply to every property type. The difference is for first home buyers: a new home, an off-the-plan apartment or vacant land to build a home on attracts no duty at any price (contracts from 6 June 2024), while an established home pays standard rates.

How much stamp duty do I pay on a $600,000 property in SA?

Stamp duty on a $600,000 property is $26,830: $21,330 plus $5.50 per $100 of the price over $500,000. The same amount applies to an established home bought by a first home buyer. A first home buyer buying a new home pays nothing.

Does SA have a foreign buyer duty surcharge?

Yes. Foreign buyers of residential land pay a 7% foreign ownership surcharge on top of standard stamp duty. On a $700,000 purchase: $32,330 standard duty plus $49,000 = $81,330 in total.

What are the total upfront costs when buying in South Australia?

On top of stamp duty, budget for the fees to register the transfer and the mortgage, conveyancing, a building and pest inspection, and lender fees. The calculator starts with estimates for each, including $1,500 for conveyancing and $600 for an inspection. Replace them with your own quotes.
