Calculate stamp duty for any state

Each state has different rates, thresholds, and first home buyer rules — select your state below.

Buying a car, not a house? Stamp duty on a vehicle is a separate charge with its own rates — use the car stamp duty calculator for VIC.

Paying more to buy in a school zone? The premium raises your stamp duty too — the school zone or school fees calculator weighs it against 13 years of private school fees.

VIC stamp duty FAQ

Does the VIC first home buyer exemption apply to newly built and vacant land?

Yes. The exemption covers new homes, established homes and vacant land bought to build a first home, with the same limits: no duty up to $600,000 and reduced duty from $600,001 to $750,000. For vacant land, duty is charged on the land value only, not the building contract. A $10,000 First Home Owner Grant may also apply to a new home.

How much land transfer duty do I pay on a $600,000 property in Victoria?

Standard duty on a $600,000 property is $31,070: $2,870 plus 6% of the price over $130,000. An eligible first home buyer pays nothing. A buyer who will live in the home but is not a first home buyer pays the same $31,070, because the lower owner-occupier rates stop at $550,000.

Is there a stamp duty discount in Victoria for buying a home to live in?

Yes, for homes worth up to $550,000. Lower principal place of residence rates apply: 5% instead of 6% on the part of the price between $130,000 and $440,000. The saving is up to $3,100. On a $500,000 home the duty is $21,970 instead of $25,070. Above $550,000 standard rates apply.

Is there a VIC duty concession for off-the-plan purchases?

Yes. Construction costs incurred on or after the contract date come off the dutiable value, so duty is charged on a lower amount. For contracts signed before 21 April 2027, a temporary version covers apartments, units and townhouses in a strata subdivision with common property, at any price and for any buyer, including investors. Foreign purchaser additional duty is still charged on the full price.

Do foreign buyers pay extra stamp duty in Victoria?

Yes. Foreign buyers pay an additional 8% duty on top of standard land transfer duty. On a $700,000 purchase: $37,070 standard duty plus $56,000 = $93,070 in total. Foreign owners who live overseas also pay a 4% absentee owner surcharge on top of land tax each year.

What are the total upfront costs when buying in Victoria?

On top of stamp duty, budget for the fees to register the transfer and the mortgage, conveyancing, a building and pest inspection, and lender fees. The calculator starts with estimates for each, including $1,500 for conveyancing and $600 for an inspection. Replace them with your own quotes.
