$1.2M new South Brisbane apartment

An eligible first home buyer pays no duty on a newly built home at any price (contracts from 1 May 2025). The same buyer paying $1.2M for an established home would pay $42,350 at Home Concession rates.
A buyer who has owned before, buying their next family home in Carindale or Chermside. Home Concession applies: 1% on the first $350k ($3,500), then 3.5% to $540k ($6,650), then 4.5% to $750k ($9,450).
An investment property gets no first home or Home Concession. Standard rates apply: $38,025 at $1M plus 5.75% on the $500k above ($28,750). A foreign investor adds the 8% surcharge ($120,000), for $186,775 in total.
Queensland's transfer duty is charged on the dutiable value: the price paid or the property's market value, whichever is higher. For most Brisbane purchases between unrelated people, the dutiable value is the contract price.
Worked example: An $850,000 Brisbane house bought from an unrelated seller has a dutiable value of $850,000. It falls in the $540,000–$1,000,000 band: $17,325 + ($850,000 − $540,000) × 4.5% = $17,325 + $13,950 = $31,275 standard duty. See full QRO transfer duty guide →
Queensland's Home Concession cuts duty for anyone buying a home to live in, first home or not, at any price. It charges 1% on the first $350,000 of dutiable value instead of standard rates, saving up to $7,175.
| Bracket | Home Concession rate | Standard rate |
|---|---|---|
| $0 – $350,000 | 1.0% | Nil to $5,000, 1.5% to $75,000, then 3.5% |
| $350,001 – $540,000 | 3.5% | 3.5% |
| $540,001 – $1,000,000 | 4.5% | 4.5% |
| $1,000,001+ | 5.75% | 5.75% |
If you stop meeting these conditions, you must tell QRO within 28 days. The duty is reassessed and you may have to pay back some or all of the concession, plus interest.

FHB = first home buyer. Standard = no concession. Home Concession = buying a home to live in, first home or not; it saves $7,175 at any price of $350,000 or more. FHB (existing) = no duty up to $700,000, reduced duty to $799,999, then Home Concession rates. FHB (new home) = no duty at any price for contracts from 1 May 2025. Add registration fees and conveyancing (the calculator estimates them). Foreign buyers add 8% additional foreign acquirer duty on the dutiable value.

FHB = first home buyer. Figures use each state's rates for contracts signed in 2026–27, for an existing home at $750,000. First home buyer figures assume the buyer is eligible; in the ACT that means no property owned in the past 5 years. Check with the state revenue office before you sign.

Each state has different rates, thresholds, and first home buyer rules — select your state below.
Buying a car, not a house? Stamp duty on a vehicle is a separate charge with its own rates — use the car stamp duty calculator for QLD.
Paying more to buy in a school zone? The premium raises your stamp duty too — the school zone or school fees calculator weighs it against 13 years of private school fees.
Standard transfer duty on a $750,000 property is $26,775: $17,325 plus 4.5% of the price over $540,000. A buyer who will live in the home pays $19,600 under the Home Concession, a saving of $7,175. A first home buyer pays $10,925 on an established home at this price, and nothing on a new home or vacant land.
A first home buyer pays no duty on a new home, or on vacant land to build a first home, at any price, for contracts from 1 May 2025. On an established home there is no duty up to $700,000 and reduced duty up to $799,999. From $800,000 an established home gets only the Home Concession. A $1.2 million new apartment in South Brisbane attracts no transfer duty for an eligible first home buyer.
The Home Concession is for anyone buying a home to live in, including people who have owned property before. It charges 1% on the first $350,000 of the price instead of standard rates, which saves up to $7,175. Above $350,000 the standard rates apply. You must move in within 1 year of settlement.
Dutiable value is the price paid for the property or its market value, whichever is higher. For most purchases between unrelated people it is the contract price. Duty is charged on it in bands: nil on the first $5,000, 1.5% to $75,000, 3.5% to $540,000, 4.5% to $1,000,000 and 5.75% above $1,000,000. Concessions reduce the duty, not the dutiable value.
Standard transfer duty on a $1,500,000 investment property is $66,775: $38,025 plus 5.75% of the $500,000 above $1,000,000. Investment properties get no first home or Home Concession. A foreign buyer adds 8% additional foreign acquirer duty of $120,000, taking the total to $186,775. Foreign owners also pay a land tax surcharge of 3% on taxable land value over $350,000 each year.
Yes. Foreign buyers of residential land pay 8% additional foreign acquirer duty on top of standard transfer duty. On a $600,000 purchase that is $20,025 standard duty plus $48,000, $68,025 in total. Foreign owners also pay a land tax surcharge of 3% on taxable land value over $350,000 each year. On land valued at $650,000 that is $9,000 a year.
Yes. Commercial property pays transfer duty at the same rates as residential property: nil to $5,000, then 1.5%, 3.5%, 4.5% and 5.75% above $1,000,000. First home and Home Concessions apply only to homes people live in. The 8% foreign buyer surcharge applies to residential land, not commercial property. Choose "Investment property" in the calculator for a commercial purchase.
Most buyers pay transfer duty at settlement, through their conveyancer or solicitor. Late payment attracts interest and can attract penalty tax. Any first home or Home Concession is claimed when the duty is lodged.
Queensland, South Australia and the ACT charge first home buyers no duty on a new home at any price. In the ACT that also covers established homes, for buyers who have not owned property in the past 5 years. NSW has no duty up to $800,000 on new and existing homes, Victoria up to $600,000, and WA up to $600,000 for contracts from 7 May 2026. Queensland charges no duty on an established home up to $700,000.
On top of transfer duty, budget for the fees to register the transfer and the mortgage, conveyancing, a building and pest inspection, and lender fees. The calculator starts with estimates for each, including $1,500 for conveyancing and $600 for an inspection. Replace them with your own quotes.
For first home buyers, yes. An off-the-plan home counts as a new home, so an eligible first home buyer pays no duty at any price for contracts from 1 May 2025. Other buyers pay duty on the dutiable value, at Home Concession rates if they will live in the home.
