Each state has different rates, thresholds, and first home buyer rules — select your state below.
Buying a car, not a house? Stamp duty on a vehicle is a separate charge with its own rates — use the car stamp duty calculator for WA.
Paying more to buy in a school zone? The premium raises your stamp duty too — the school zone or school fees calculator weighs it against 13 years of private school fees.
Yes. For contracts signed from 7 May 2026, a first home buyer pays no duty on a new or established home worth up to $600,000. From $600,001 to $800,000 the duty is $16.15 per $100 over $600,000. For vacant land to build a first home, there is no duty up to $450,000, then $20.14 per $100 over $450,000 up to $550,000. The same limits apply across the whole state.
Only for low-priced homes. A home you will live in pays a lower rate when the whole property is worth up to $200,000: $1.50 per $100 up to $120,000, then $1,800 plus $4.04 per $100 over $120,000. Above $200,000 the general rate applies.
Standard transfer duty on a $600,000 property is $22,515: $11,115 plus $4.75 per $100 over $360,000. A first home buyer pays nothing at $600,000. At $700,000 a first home buyer pays $16,150 ($16.15 per $100 over $600,000), against $27,265 at the general rate.
Yes. Foreign buyers of residential property pay 7% foreign transfer duty on top of standard duty. On a $700,000 purchase that is $27,265 standard duty plus $49,000, $76,265 in total. Foreign transfer duty still applies when the first home owner rate cuts the standard duty.
On top of stamp duty, budget for the fees to register the transfer and the mortgage, settlement agent or conveyancing fees, a building and pest inspection, and lender fees. The calculator starts with estimates for each, including $1,500 for conveyancing and $600 for an inspection. Replace them with your own quotes.
